1. As a commercial tenant, in terms of repairs and maintenance, where do my responsibilities lie?
 
You are responsible for the repairs in your unit, including lighting, plumbing and any damage that has occurred during the term of your lease. Also, there will be common area charges which will pay for landscaping, roof maintenance, etc.

2. We have signed the lease. Where can I pick up my keys?
 
Keys should be distributed through the leasing agents at the time the lease is signed, but you may contact us and arrange for this, if necessary.

3. What if we have an emergency and need to connect with a property manager?
 
If it is an emergency outside of office hours, please call our main switchboard at 604.732.7651 and push #2 for the answering service, giving them the details of your emergency, your name and phone number. They will have someone knowledgeable get back to you.

4. We have decided to move out. What do I need to do as a commercial tenant?
 
Assuming it is the end of your lease term, you will need to provide us with written notice of your move-out, hand over all keys (front and back door, mail, electrical room, etc.) to the Property Manager or Leasing Agent and book a move-out inspection time.

5. Why can’t I have a dog?
 
The short answer is ‘experience’. The long answer is that in saying ‘yes’ to one person (who, as it happens, owns the best little dog in the world) we are saying ‘yes’ to all – and, as always, it is the few who are unable or unwilling to look after their animals properly who spoil things for responsible pet owners. A pet deposit doesn’t begin to cover the time, money and aggravation involved when things go wrong.

6. Why can’t I give my notice on the 1st of the month, which is rent day?
 
Both the Residential Tenancy Act and your rental agreement stipulate that a one calendar month’s notice is required. A line has to be drawn somewhere. In fairness, the landlord is bound by the same rules of service – for instance, a rent increase or a 30 or 60 day Notice to End Tenancy has to be served no later than the last day of the month prior to the month that the notice period will take effect.

7. My plans are uncertain. Would it be possible to rent a suite on a month-to-month basis rather than a year’s lease?
 
For a landlord, the cost of having a suite turn over is very high. Such things as advertising, painting suites that turnover, wear and tear on common areas and staff time, both on site and in administration, consume both time and money. As well, a stable community is more comfortable for all residents.

8. What is the Rewards Program?
 
Porte Realty Ltd., believes that referrals from residents are the best compliments we can receive. As a sign of appreciation, we would be pleased to offer you a $100 referral fee, if you refer a friend or relative who becomes a tenant at any one of our residential buildings. Your friend, or relative, will also receive a $100 reduction in their first month’s rent.

9. What advantage is there to me paying my rent through Pre-Authorized Payments?
 
Pre-Authorized Payments allow our tenants the flexibility to enjoy their tenancy without interuption or concern. At Porte Realty we value the long term relationship with our tenants and customers. Pre-authorized payments ensure that you can go away on vacation or be called away on business without worrying if your going to be able to come home on time to protect your tenancy. It frees up managers time to handle building priorities and eliminates paperwork, reducing the carbon footprint and helps develop and protect your credit status. PAP tenants enjoya prefered status as they demonstrate the same commitment to Porte as Porte does to them.
